While there are some common stages in the process, every ACI New Home build is unique. Good design, is as much about understanding the client’s goals for the property, as it is about a knowledge of light, space and form, so it’s always best to contact us for a personalized discussion about your project, your requirements and our solutions.

  • After the initial consultation with our consultant, along with a site visit, Our designers will compile an extensive architectural brief. This will document everything you want, and don’t want, your priorities and preferences, and your overall goals for the outcome of the project.

    We’ve found it can help if you have a few images showing examples of what you admire in other builds. However, we also understand that every client and every property is distinct, and affords a fresh design perspective. Some people are very detailed with what they want, while other times they’ll prefer to leave it a bit open. It’ll be up to you as to how specific, or open to the inspiration you choose to be.

    Next, we usually require the section to be surveyed, especially where the levels of the land. This allows us to understand, not only the contours in 3D, but also enables us to check, and investigate any applicable planning regulations.

    After,we come back to you with a ‘Sketch Design Concept.’ You’ll be able to preview images of the design in 2D, and can also see your project in 3D.

    Once you’ve had a chance to review the design, we’ll invite your thoughts, comments, and overall feedback. We’ll encourage you to tell us what you like/don’t like and we talk through what materials and features should be included.

  • With the floor plan established, it’ll then be mapped out in our 3D digital software using CAD technology, and you’ll receive a ‘Developed Design.’ These are photo-realistic computer renderings of what the building will look like both inside and out. Throughout this stage we’ll work with you to continue to alter and enhance the design, discussing colours, materials and clarifying a number of significant aspects.

    While the computer renderings may appear as a nice aesthetic, they are really more than “pretty pictures.” During this stage we work out key design details that form the basis of the construction documentation. If your project requires a review board application, or resource consent application, this is will be the right time to start the applications.

  • After the ‘Developed Design’ stage, we move on to the ‘Construction Drawings,’ often referred to as ‘Working Drawings.’ It is at this stage, our structural engineer comes on board.

    During this phase we’ll be working to complete the detailed drawings for the construction of the building, as well as finalising important aspects, such as heating design, lighting design, kitchen design, joinery design and any home automation required.

    Once these drawings are completed you will be able to obtain an accurate fixed price from a builder. As there is a range of ways this can be done, we will talk through the options fully with you. We’ll discuss the advantages and disadvantages of each option and will advise what we think will work best for you on your project.

    As a rule of thumb the two key components that will have the highest impact on cost, are quality and complexity. The client will always be the driver on the calibre of materials and craftsmanship required, and our consultant will provide timely advice on where and how the build’s complexity will impact the overall budget. Sometimes a seemingly simple design, can be quite complex!

    Once the design, budget and construction solution have been finalised you’ll be well on your way into the construction phase. And ready to witness the final transition from an idea, to a place where you can live, work and play.
